Guide to Selling and Posting Land on Ebay

Guide to Selling and Posting Land on Ebay

Posting land for sale on ebay is a great way to reach prospective buyers.  Use this guide as a template to create a posting quick and efficiently covering everything a buyer may be curious about on ebay.

The generic form sellers use on ebay follows these simple steps, leading a buyer in, showing them the property, why they want it and then how they can buy it and show them all considerations they need to know before buying.  This general form follows this format:

  1. Buzz Word Hype
  2. Property Details
  3. Area Details
  4. Conveyance Process
  5. Liability – Due Diligence
  6. Bidding & Buying Considerations

Buzz Words

Use some the buzz words to excite the buyer and hype up details on a property and about owning land.  Even if its a little over done, just showing a buyer that someone can be so excited about land helps excite their own personal reasons for buying land.

Area Details

Another hype section!  You want to endorse the area for the buyer.  Why do you want to ‘own’ here? Maybe the population is increasing and the buyer is sure to make a return on their investment.  Is the property close to any attractions? What’s great about the neighborhood or the city? You may even want to throw in some history.  If you were giving a speech in front of the city… how would you hype them up?

Conveyance Process

Here you want to ensure them that transferring the property is simple, professional and provide a path forward with little resistance. Maybe the buyer is not educated how a land transfer goes down and they want to make sure the transferring service you setup is solid and makes sense.  What is the end result of the transaction. What do they get and how? Make it sweet, simple and complete. Answer all the obvious questions that will be asked.

Due Diligence

Here you want to include a standard set of liability / terms of conditions.  For example add all buyers and expect to have performed due diligence to their own satisfaction. See the example terms and conditions below:

Terms and Conditions

This land is being sold in as-is condition. Seller makes no representations, warranties of any kind whatsoever, expressed or implied regarding the nature, value, source, authenticity, fitness, merchant ability, accessibility or any other aspect or characteristic of this property. Bidding & Buying Considerations

Document Fee

Add if you will be charging a a ‘document fee’.  Many sellers charge between $100 – $400 dollars as a fee to prepare and document the change of ownership.  This is quite common since there is a good deal of work that goes into selling and changing ownership on a property.

Payment

Payment by Cashier’s Check or Money Order. Bidding without the intent to buy is a violation of eBay policies.

Bidding Policy

Only bid if you have 5 or more positive transactions. any bidders with less, contact me or your bid will be deleted. DO not bid unless you are ready to buy upon bidding.
